8000 tax credit has been extended

 Revised Tax Credit

On November 5th, the U.S. Senate passed legislation extending the first time home buyer credit to closing by the end of June.  The new legislation is also allowing a $6500 tax credit for any homeowner who has owned his home for the last 5 of 8 years.  Also, the credit would apply if the home owner is going to purchase a second home (not a vacation home) that will become their primary residence. The tax credit does not apply to investors.

Housing Legislation Passes!  The U.S. House passed the tax credit extension and expansion legislation today (11/5) by a vote of 403-12.  This mirrors the action taken yesterday when the U.S. Senate approved the same legislative proposal, 98-0.  President Obama is expected to sign the legislation into law no later than this coming weekend.  It will extend from November 30, the $8,000 first-time home buyer tax credit to sales closed by the end of next June; it expands the income limits as to those who can qualify for the $8,000 credit; it creates for the first time a $6,500 tax credit for buyers (among qualifications, $800,000 maximum home price); it greatly expands the net operating loss carryback tax provision in a way to help a great many more businesses

FEDERAL HOUSING AUTHORITY

As the FHA plays an increasingly important role in the financing of homes,  it is very important that the potential home buyers become more informed of the the tools that the agency offers.  The buyer needs to be aware of the many programs (for example, Hope for Homeowners and/or the 203K) that are available.

On the sidebar you can click on the FHA button which will take you to the site that has the information that you may need.

MORTGAGE PROBLEMS

With the mortgage payment problems that so many are facing, it is really important to know potential sources of assistance.  The federal government is making concerted efforts to provide relief.  I just saw a web site that can be of help.  This program that the government has started is called:  Making Homes Affordable.  As I see additional areas, I will provide that information.

  • Mortgage rates are at historically low levels.  If you want to know the current rate, send me an email at ronaldgorman@me.com.  Be aware that these rates will vary depending upon your financial situation.
  • More opportunity for less money.
  • With more foreclosures and MUST SELL on the market, home choices are greater than ever.
  • With more homes on  the market, you have more selection and greater ability to buy the home that you want. If you are considering renting, check to see if buying wouldn't be a better decision considering today's market. Click here to use a calculator to assist you in making that decision.

 ESCROW AND CLOSING INFORMATION

What is ESCROW?  Escrow comes into play when there is a transfer of money and related documents (i.e. deed or other instrument) by one party to another. These funds are documents are delivered to a neutral third party who is called an escrow agent or escrow holder. Find out more...

Closing and Titles Costs? - Once an offer has been accepted, the real estate agents have to make certain that all of the necessary documents have been turned into their office as well as the title company for processing.  This task can be rather daunting as there are many issues which have to be checked for accuracy so that they are legally acceptable.  Find out more...

Why Buy Now? Home sellers have to be more realistic about their listing prices if they hope to sell their homes.
