FIRST TIME HOME BUYER  Revised Tax Credit On November 5th, the U.S. Senate passed legislation extending the first time home buyer credit to closing by the end of June. The new legislation is also allowing a $6500 tax credit for any homeowner who has owned his home for the last 5 of 8 years. Also, the credit would apply if the home owner is going to purchase a second home (not a vacation home) that will become their primary residence. The tax credit does not apply to investors. Housing Legislation Passes! The U.S. House passed the tax credit extension and expansion legislation today (11/5) by a vote of 403-12. This mirrors the action taken yesterday when the U.S. Senate approved the same legislative proposal, 98-0. President Obama is expected to sign the legislation into law no later than this coming weekend. It will extend from November 30, the $8,000 first-time home buyer tax credit to sales closed by the end of next June; it expands the income limits as to those who can qualify for the $8,000 credit; it creates for the first time a $6,500 tax credit for buyers (among qualifications, $800,000 maximum home price); it greatly expands the net operating loss carryback tax provision in a way to help a great many more businesses. The buyer needs to be aware of the many programs (for example, Hope for Homeowners and/or the 203K) that are available. MORTGAGE PROBLEMS With the mortgage payment problems that so many are facing, it is really important to know potential sources of assistance. The federal government is making concerted efforts to provide relief. I just saw a web site that can be of help. This program that the government has started is called: Making Homes Affordable.
