As the FHA plays an increasingly important role in the financing of homes, it is very important that the potential home buyers become more informed of the the tools that the agency offers. BUYING VERSUS RENTING
A consider that a potential buyer has to consider is the value of buying or renting. With the current economic situation, making the decision of renting or buying for a first time buyer is even more imperative. The days when one of the key reasons for buying a home was appreciation is a non-reason for the next couple of years. Home prices are not likely to be going up significantly. On the other hand, Realtor Magazine had an article pointing out 5 reasons for buying as opposed to renting.
The National Association of Realtors in its 8th annual Housing Opportunity Pulse Survey found that over 60% of renters believe that owning a home is still in their best interest. Only a small percentage of those surveyed indicated a lack of interest in owning a home. While the economy today has caused many potential home buyers to rent either a home or an apartment, buying a home is still their objective. 8 in10 indicated that the current uncertainty in the job market is the reason that they have not bought a home. First Time Landlord: Determining Rent Price
With the current real estate market, some home sellers are now deciding that their only recourse is to rent their home. Obviously, they would rather sell it but renting their home is one way of allowing them to move on to another home that fits their needs better. Once the decision to rent has been made, the owner needs to determine the rent price that allows them to be competitive with the other rentals but also allows them to meet their financial needs. Chris Dowell, (cd@DowellTaggart.com) an agent in Overland Park, KS wrote a blog that offers excellent advice. She has give me permission to post her comments which can be by clicking here.
In a seminar that I recently attended on investment property, the speaker indicated that a benchmark for determining the rent is to compute it based upon .8% of the purchase price. Also, I would suggest that you do a survey of rents within the same geographic areas as the property of interest.
