As the FHA plays an increasingly important role in the financing of homes,  it is very important that the potential home buyers become more informed of the the tools that the agency offers.  The buyer needs to be aware of the many programs (for example, Hope for Homeowners and/or the 203K) that are available.

On the sidebar you can click on the FHA button which will take you to the site that has the information that you may need.

MORTGAGE PROBLEMS

With the mortgage payment problems that so many are facing, it is really important to know potential sources of assistance.  The federal government is making concerted efforts to provide relief.  I just saw a web site that can be of help.  This program that the government has started is called:  Making Homes Affordable.  As I see additional areas, I will provide that information.

With the foreclosure problem likely to confront home owners for at least the next two years, it is important that home owners have access to information that can assist them as they face this serious financial hardship. There are many sites that you can access that will allow the homeowner to face this problem knowing the alternatives that he has.

  • Mortgage rates are at historically low levels.  If you want to know the current rate, send me an email at ronaldgorman@me.com.  Be aware that these rates will vary depending upon your financial situation.

 ESCROW AND CLOSING INFORMATION

Closing and Titles Costs? - Once an offer has been accepted, the real estate agents have to make certain that all of the necessary documents have been turned into their office as well as the title company for processing.  This task can be rather daunting as there are many issues which have to be checked for accuracy so that they are legally acceptable.  Find out more...

Why Buy Now? Home sellers have to be more realistic about their listing prices if they hope to sell their homes.

BUYING VERSUS  RENTING

A consider that a potential buyer has to consider is the value of buying or renting.  With the current economic situation, making the decision of renting or buying for a first time buyer is even more imperative.  The days when one of the key reasons for buying a home was appreciation is a non-reason for the next couple of years.  Home prices are not likely to be going up significantly. On the other hand, Realtor Magazine had an article pointing out 5 reasons for buying as opposed to renting.

The National Association of Realtors in its 8th annual Housing Opportunity Pulse Survey found that over 60% of renters believe that owning a home is still in their best interest.  Only a small percentage of those surveyed indicated a lack of interest in owning a home.  While the economy today has caused many potential home buyers to rent either a home or an apartment, buying a home is still their objective.  8 in10 indicated that the current uncertainty in the job market is the reason that they have not bought a home.  For more information, click here

If you click here you will see a tool that will allow you to analyze the pluses and minuses of home buying as compared to renting.  This tool was offered by Trulia.

First Time Landlord: Determining Rent Price

With the current real estate market, some home sellers are now deciding that their only recourse is to rent their home.  Obviously, they would rather sell it but renting their home is one way of allowing them to move on to another home that fits their needs better.  Once the decision to rent has been made, the owner needs to determine the rent price that allows them to be competitive with the other rentals but also allows them to meet their financial needs. Chris Dowell,  (cd@DowellTaggart.com) an agent in Overland Park, KS wrote a blog that offers excellent advice.  She has give me permission to post her comments which can be by clicking here.

In a seminar that I recently attended on investment property, the speaker indicated that a benchmark for determining the rent is to compute it based upon .8% of the purchase price.  Also, I would suggest that you do a survey of rents within the same geographic areas as the property of interest.
