Carondelet neighborhood is located adjacent to Holly Hills in the southern part of the City of St. Louis.  It also shares the ambiance of Carondelet Park, which is the third largest park in the City.  The photo above is a scene taken in the late 1890's showing the residents enjoying the large lake in the park. 

Carondelet is a wonderful neighborhood with pre-1900 housing stock that is in the midst of redevelopment.  The stock tends to be smaller than homes in adjacent neighborhoods and thus more affordable in a period where home prices are going beyond the reach of many. 

Driving thru the neighborhood is a revelation, as you have to be impressed with the level of rehabbing activity.  It tends to be the domino effect where the rehabbing of one home results in surrounding homes being rehabbed. 

The result has been the stimulus of business activity such as Loughborough Commons, which is adding restaurants and shops.  Along the Mississippi River is the development of the Curran Development condominium project, which is in the 5200 block of Broadway.  Other new developments include the Steins Broadway Corridor, a three-block mix of more than two dozen residential and commercial buildings, and the Pinnacle Entertainment Corp, a $350 million casino in nearby Lemay.

Notable about the neighborhood is the strong spirit of its residents.  They have a very strong neighborhood association, which prides itself in now having a center for music and arts.  In many ways, Carondelet is a throw back to times when life was simpler and much more involved with family and community. 

Further indications of the comeback of the Carondolet neighborhood appeared in the September 27, 2007 edition of the St. Louis Post-Dispatch. The article was about the latest playhouse in the City in what was St. Boniface Catholic Church.  One of the owners, Pete Rothschild, referred to the Carondolet neighborhood as it "could be the city's next boom neighborhood for rehabbers, developers, and the young and professional residents who often follow them."
