Before signing a contract with a real estate agent, you need to know EXACTLY how that agent will market your home.

If your intent is to sell your home and you haven't selected an agent, it is imperative that you completely understand the marketing program that your agent will utilize.  Just asking for the agent's recommended listing price is not the only criteria that you must use in deciding upon an agent to represent you.  You must understand how the agent is going to position your home and the complete strategy of his marketing plans.  Plus, you need to be able to establish benchmarks for making certain that the marketing plan is working.  If it isn't working, how does the agent address that problem.  How are you kept in the loop?

A "Listing Presentation" is the presentation that a real estate agent will employ to outline and then go into detail their plan for getting your home sold.  The agent at that time will review with you their plans for getting your home listed and sold.  This is also the time when both the agent and the home owner need to develop a level of confidence and trust.

As part of my listing presentation, I will go thru your home to better understand the pluses and the minuses of the home.  At that time, I will establish a time when I will sit down with the home owner(s) to discuss in detail my business plan.  Rather than going thru that extensive plan at the dining room table, I will deliver my marketing plan to you several days in advance so that you have time to digest the contents.  On the day of the "Listing Presentation,"  I will want to review the plan with you and discuss any questions that you may have.

Also, on the day, I will review with you the Comparative Market Analysis (referred to as the "CMA").  The CMA is a tool that assists the agent and the home owner to better understand the statistical data history of homes that are on the market and have not sold and the data for homes sold within the last 6 months that are within a 1/4 to 1/2 mile radius of their home.  The CMA is a tool that provides a means for measuring the fair market value of a home.  But it is just a tool and there are other factors that will come into play in deciding on the listing price.

By the end of the presentation, we will have come to an agreement on both the listing price and the marketing plan. However, please understand that the marketing plan is not set in concrete and fine tuning will be an on-going process. The total involvement of the homeowner with me is absolutely essential.  Communication and regular touch-base sessions are critical.
