Providing comps for a home can be a rather statistical analysis that can simply be done by going to the MLS, looking at the homes that have sold within the last 3 to 6 months, analyzing them on a dollar per square foot basis, and then using the dollar per square foot to arrive at a recommended selling price.

However, that is NOT the way that should be used to arrive at a listing price. That approach is a start but it is a long way from correctly determining a price that will sell that home. First, I would tour that home to determine the condition of the home, the showability of the home, the pluses and the minuses of the home, the location of the home, the neighborhood, etc. I then will tour with the client those homes that are in the 1/2 mile radius of their home and have sold within the last 6 months. Once the tour has done, I then will review the observations and come to a listing price that we can agree to support.

Above all, I will not recommend a listing price to a potential client just because I really want the listing and recommend a price that will please them but will never sell the house. Being very realistic about the pricing of the home and being patient in a tough selling market will bring a buyer.
