With the continuous discussion of the housing market, one factor is rarely discussed.  That is, the investment opportunities that the market has created.  Yes, it is very unfortunate for the many who have lost their homes thru foreclosures or short sales.  This pattern is likely to continue for at least another year or so.  Plus, the value of homes has seen significant declines which has many ramifications.  The St. Louis area has certainly not been spared and the forecasts continue to be difficult for so many.  

However, at least the St. Louis area has not seen as difficult a market as in many other cities.  St. Louis was definitely spared the fluctuations in the market that other cities has seen.  Conservatism paid off for many.  But, still there are too many people still facing difficult decisions...what do they do when they are forced to leave their homes?

On the other side of the fence are the investors who able to now buy homes that have been foreclosed, auctioned off,  or have been sold as a "short sale."  Normally these homes require considerable repairs to put them back into livable conditions. Recently, I spent considerable time looking at homes that had been foreclosed and quickly realized that while they could be purchased at prices considerably below normal market values, the condition of the homes would require a major investment before they could be resold or rented.

Last month, I completed a course on real estate investing which provided me analytical tools to evaluate investment opportunities.  Those opportunities include purchasing of new property, evaluation of current return on property already owned, and the value of real estate exchanges.  One of the results of the course was the appreciation of knowing that property that has been owned for a period of time needs to be evaluated to make certain that the rate of return is still favorable or should the property be sold for greater investment returns.
