Marketing Strategies for Sellers


Selling property in today's market requires a partnership between the owner of the property and the real estate agent to develop a marketing plan to achieve the following objectives:

  1. Selling the home in the shortest possible amount of time.
  2. Selling the home at a price that meets the objectives of the owner.

Placing the home on the multiple listing service and placing a sign on the lawn does not begin to achieve the desired goals of the owner.  I have a highly developed plan that markets your home to achieve those goals.  But before the marketing plan can really be implemented, the owner and I need to arrive at a listing price that is realistic in terms of the current market, does not list at a price that is determined just to meet the financial needs of the owner, is realistic considering the condition of the home, and finally, is a serious offer by the owner.  

Following are the steps that I take in marketing your home to achieve your goals:

  1. Placing a supra or lockbox on your door to allow for security of the home when showings by agents.
  2. Placement of a "For Sale" sign on the front lawn with a rider with my name.
  3. Submission to the the St. Louis Multiple Listing Service of your listing.
  4. Posting of at 10 color pictures to the MLS; pictures are taken by a professional photographer.
  5. Posting a video tour of your home that has been placed on UTube and uploaded to the MLS.
  6. Creation of a website for just your home:  www.123street@stlcityhomes.com
  7. Recommend agent tour of your home on a Tuesday morning to obtain agent feedback.
  8. Sending a listing flyer to everyone of the agents in the MLS to inform them of your home.
  9. Sending a new listing postcard to neighbors within the immediate vicinity of your home.
  10. Weekly meetings to discuss prior week's marketing efforts and to discuss recent home sales within the immediate area.
  11. Feedback from showings by real estate agents will be forwarded so that you are aware of the comments of agents/buyers touring your home.
  12. Touchbase sessions to be held at least monthly to make certain that pricing strategy is still valid.
  13. Listing will be posted to multiple web sites such as:  Craigslist, SaintLouisCityHomes,  Google Base, Point2 Homes, Zillow, Yahoo, StL. Today, Realtor.com, Coldwell Banker, CBGundaker.com, etc.  Realtor.com and Coldwell Banker.com are major ports of viewing for home buyers.
  14. Listing will be posted on Facebook and Twitter.
  15. An Open House will be held at least once per month on a Sunday for 2 hours.  The open house will be announced on OpenHouse.com. and other websites.
  16.  You will receive a monthly report from Coldwell Banker Gundaker providing statistics relevant to your listing as well as a comparison to other listings in your immediate area.  This report will allow you to make informed decisions as to the marketing/pricing strategy of your home.
  17. I will review with you your home to make recommendations prior to placement on the market.  Those recommendations will pertain to staging of your home as well as my recommendations regarding needed changes in the physical condition of your home.
  18. I will represent you only in all negotiations to sell your property with terms that meet your objectives.
  19. I will make certain that the buyer has submitted a financing approval letter from a qualified lender and will monitor the due date for a loan commitment. 
  20. I will make all arrangements with title company.
  21. I will negotiate with the buyer's agent and you regarding any requests that result with a building inspection and a Laclede Gas inspection.

The above list is representative of the marketing approach that I will take in being responsible for the successful efforts to meet your objectives.  I will bring to the marketing approach over 30 years of experience in retail whose tools are very similar to those of real estate.  

You can see from the marketing plan that for me, selling your home is more than just sticking a sign in the yard.  Your participating in that planning is key to success
